Baba Phuket, Market Tests and a Strong Hua Hin

Today we have a nice calm Friday selection for you, hopefully welcome after Tropical Storm Pabuk’s ragings.

We’ll start with the business news of the day, specifically about Thailand property markets and the stability of the overall financial system in Thailand courtesy of The Nation. The Bank of Thailand (BoT) doesn’t see any cause for concern at present, noting financial institutions have requisite capital to cover loan crises. The BoT is also watching the markets & planning in the lead-up to the April 1 measures reducing certain loan to values (LTV) in order to give more preference to true home owners rather than investors searching for increased yield. Additional potential risks being monitored include concerns about property sector oversupply if Chinese investment were to wane, US and global interest rates, and Britain’s possible upcoming Brexit move.

Next up is a Bangkok Post look at the condo projects and market in Cha-am, Hua Hin. Following a few years of relative stagnation, Cha-am and Hua Hin displayed better growth in 2018, with more than 1,000 units added in the first three quarters of the year. Recent units built tend to favor location over seaview and functionality over pure lifestyle; buyers in the area remain heavily Thai and in search of vacation homes or rental investment returns. Notably this piece also brings up BoT’s April 1 loan requirements as something to keep an eye out for in the local markets.

Finally we end with a glowing Prestige resort & culinary profile of Baba Beach Club and Sri Panwa (and clickthrough if you’re looking to buy into Sri Panwa or get a villa at Baba Beach Club). Baba Beach Club, situated near the Phuket Airport has 180m of sandy beachfront land on Natai Beach. Baba features a central pool with entertainment and two restaurants, Baba Beach Restaurant replete with fine dining, and Baba Iki with a delicate Japanese inspiration. Sri Panwa is nestled more privately on Cape Panwa, south of history Old Phuket Town. Luxury, attention to detail, and fitting naturally into the surroundings are key to the vision of Sri Panwa, which boasts Baba Shishi Lounge for cocktails, Baba Chino for Chinese cuisine, and Baba Hot Box for your grilled desires.

Wishing you a happy and safe weekend from Phuket Property Watch.
